Abstract

Banyak perusahaan asing yang memulai ekspansi di Indonesia dan fenomena ini tertangkap baik di industri eceran maupun perkulakan. Salah satu yang menjadi sorotan adalah akuisisi PT M asal Belanda oleh PT L asal Korea Selatan. Merger dan Akuisisi adalah fenomena bisnis yang dapat dilihat dari berbagai macam sisi, baik dari sisi manusia dan budaya ataupun dari segi finansial. Riset lokal mengenai Merger dan Akuisisi dari sisi manusia dan budaya termasuk jarang, padahal banyak riset menyebutkan bahwa kegagalan Merger dan Akuisisi berasal dari faktor-faktor tersebut. Periode pasca akuisisi adalah saat yang kritis dimana terjadi banyak penyesuaian yang menyebabkan perusahaan yang terakuisisi merasa terasingkan karena adanya perubahan. Kepemimpinan memegang peranan penting dalam mempengaruhi karyawan agar dapat menerima budaya perusahaan yang baru, seehingga membuat organisasi menjadi dinamis. Terlebih lagi PT L ingin memberikan sentuhan yang lebih “retail” dan mengedepankan fokus kepada konsumen sehingga dapat dikatakan strategi bisnis berubah sehingga membutuhkan kepemimpinan dan suasana kerja yang menunjang. Abstract

This study investigates personal value, positive psychology and its relationship to happiness in a lifestyle group. Questionnaires were spread to members of Celebrity Fitness gym as a lifestyle group. There will be three different variables; personal value, positive psychology, and happiness. Kahle’s List of Values is used to determine the value of the respondent. Happiness satisfaction is determined with life scale method by Ed Dienner and optimism. Positive psychology is calculated using PERMA framework, but this study only uses three of five factors that are Life of Pleasure, Life of Engagement, and Life of Meaning. These three variables are then made into four possible models of relationship, processed using Structural Equation Modeling with AMOS application. The outcome of this research is the difference of personal value and happiness level between members of Celebrity Fitness (lifestyle group) and non-members also the best equation model for the relationship of value, positive psychology and happiness. Abstract

Most investors simply compare their portfolio returns to the market performance, however to compare which one is better investment is by comparing the risk adjusted return of the investments. One of the strategies that should be applied by investors that also calculated for the risk of the investment is an asset allocation strategy. In this research, the author combined the asset allocation strategy with Buy-and-Hold principle and Rebalancing Process as the comparison of risk adjusted return with the investment that in line with IDX performance. The result is the application of asset allocation strategy that combined with Buy-And-Hold and Rebalancing Process will generate better risk adjusted return performance compared to portfolio that invested in line with IDX performance measured with Sharpe, Treynor, and Jensen ratio.The best performance is shown by portfolio that invest with asset allocation strategy that combined with quarter rebalancing process and the worst is shown by portfolio that invested in line with IDX since the portfolio will generate the highest risk and beta portfolio among others. In conclusion, during 2005-2009, asset allocation strategy performs better result compared to IDX performance. Asset allocation strategy that combined with rebalancing process of 3 months period gives the best result of risk adjusted return analysis using Sharpe, Treynor and Jensen measurement. The rebalancing process will reduce the risk during the investment because by applying rebalancing process the investors will be forced to apply “Buy Low, Sell High” principle and do not have to panic or doing the opposite for the principle in uncertain investment world Keywords : asset allocation strategy, product, IDX, panin mutual fund, investment.

Abstract

In order to meet the electricity demand in Indonesia and rapid growth of the Company, PT.Sumber Segara Primadaya, a private company, wants to decide the best financing alternative for the Cilacap CFSPP Unit 3 Project Extension (1x600MW) at the super critical point of 2307 kcal/kWh at the year of 2012. Based on the feasibility study, the company requires some amount of fund, which can be acquired from the debt or the equity. However, the debt and equity proportion is very important for the return, because it is related to the cost of the financing; Weighted Average Cost of Capital (WACC). With the WACC method, the Company can determine the best financing alternative based on the lowest WACC. Furthermore, the result of the WACC approach will be compared with the financial projection of the Company when the project will start. Instead of using one method, the Company will also use the EPS (Earnings Per Share) approach as the comparing method. EPS method is a way to determined the best financing decision for the Company with considering the greatest Earnings Per Share in every debt-equity proportion level. The optimal financing alternative for this project is 50,60% of debt and 49,40% of equity. At this proportion level, the value of the Company also reach the highest point, USD 497.408.734. Based on the EPS method, the optimum debt level is 0% with the equity of 100%. The different result from both method can be occured because the EPS does not considering the cost of each financing decision. Overall, the WACC method are more preferred than the EPS method because EPS don’t calculate the financing cost of both equity and debt. The lowest financing cost will give the highest yield. Abstract

Garuda Chinese Food has a problem in implementing their strategy. Most of their marketing strategy did not work properly as planned. This condition makes Garuda Chinese Food cannot grow well. After a meeting about this situation, the board of director of Garuda Chinese food agrees that they will try to using a performance measurement system to create new strategies for their restaurant. After a big discussion about this system, the board agrees to make a test using this system and record the data about the effectiveness of this new system. Balanced Scorecard method is the strategic approach and performance management system that can translate the company vision and mission into implementation strategies. The objective of this research is to evaluate the effectiveness of the Balance Scorecard system and prove how this system can generate a new and better strategy then before. The Balance Scorecard is a tool to evaluate the performance of a company. With this evaluation, company can create new strategy that more effective and suitable for their situation. The new strategies that generated by evaluating via Balance Scorecard can increase the company performance. Thus, the performance evaluation of Balance Scorecard is recommended. Abstract

Borma Supermarket is a family owned supermarket business that is established in 1977. Currently the management of Borma supermarket feels that they are not as competitive as their competitor and want to improve their performance which can be done through improving the servicescape aspects of the store. A good servicescape management that makes a place comfortable for either customers and employee will benefit the company in many ways. The paper will focus on the perception of the customers toward the servicescape elements that currently exist in the supermarket. Borma servicescape is important because good servicescape will attract more customers. The objective of the paper is to know what is the gap that currently happens between the existing store servicescape quality with the perception of the customers in order to create a superior servicescape quality. From known gap, the management will know what the customers think about the servicescape of the store and able to make an improvement according to the customers opinion. The finding shows that most of the customers agreed that the servicescape quality is acceptable. In order to be more competitive in the supermarket business, Borma management could improve servicescape condition to increase customers’ satisfaction level. Abstract

Human Resource Management is one important thing to be considered in an organization, especially when related to the Remuneration System or Employee’s Compensation System. Because the compensation system is directly related to employee’s performance and employee’s satisfaction that will impact the increasing or decreasing of the companys performance. As the company prepared to become a world-class company, PT X has conducted many partnership activities with foreign company. But, there are several problems that arise related to the employees who are assigned outside the country. One them is about the compensation system and the amount of salary that the employee received. Some employees who are assigned to work abroad felt dissatisfied with the compensation system and the salary they receive from the partnership company. However, complaints from the employees cannot be handled by company because of the absence of salary calculation formula or calculation system for employees working abroad. In order to solve that problem, the company needs a formula or a salary calculation system to determining salaries for employees who are assigned overseas company. The calculation system should consider the risks such as cost of living allowance, hardship allowance, transportation allowances, housing allowances, and educational assistance that will be faced by the employees and compensate those risks. This salary calculation system is expected to be a reference for companies to calculate the minimum salary received by an employee. Abstract

Many people find the perfect investment strategy that can help every investor to invest their money in stock exchange. Since, stock index movement in a country certainly cannot be separated from the conditions of the countrys macroeconomic, this research will focus it to the several macroeconomic factors that may affect the return of stock indices such as inflation, SBI rate, money supply, exchange rate, net foreign flow, oil price, and how big the influence of these factors on the movement of stock using the JCI as sample index from period of January 2001–December 2009. Therefore, the main problems to be answered in this research are to find the right model of calculation, partial, and jointly correlation between macroeconomic variables and JCI returns. Since the data that have been examined has a deviation of one of the classical assumption which is heteroscedasticity problems, a sophisticated model, ARCH/GARCH was used to calculate the result.. Recognizing the engagement levels of employees is still a grey area that organizations are less aware of. Employee engagement actually creates many improvements within the organization that can result in employee work productivity hence increasing the organization capability.Employee engagement mapping is a holistic tool of seek what variables are meaningful and satisfactory to the employee that increase not only the work motivation and commitment, but further than that which is to perform and strive organization goals regardless of work expectation. This paper elaborates the employee engagement variables and its influential variable items which affect engagement. The writer shares 108 questionnaires as primary data in which respondents are employees of a certain non-profit organization. Moreover, we use the meaningful work-job satisfaction quadrant, to analyze all the information. From this research, it is offered a framework to develop strategies in human resource management that fosters engagement. Abstract

Yield management is a popular application of total revenue maximization tactics in service industry. Hotel ABC located in Bandung already implemented yield management in 2008 but the management never assessed the effectiveness of the implementation. Therefore, the main purpose of this paper is to do assessment of yield management effectiveness in Hotel ABC, using the matrix created by Bernard McEvoy and comparison financial reports. The analysis was done with three methods: demand plotting, Bernard McEvoy’s matrix and comparing financial statements. For a high/low cut off comparison, Horwath HTL had provided the figures of financial excerpt of Bandung hotels in 2008. The outcome of the analysis shows that the demand for superior, deluxe rooms in weak season and executive rooms in peak season are elastic. While for the other rooms, the elasticity didn’t belong to any category. In overall, Hotel ABC’s total revenue had increased significantly and 2008 revenue increase is higher than previous years’ increase. Further analysis shows that Hotel ABC still can gain more revenue from sales room in a significant amount. However, Hotel ABC increased operating expenses, while in the same time other Bandung hotels decreased it. It was found that Employees’ salary was the greatest increase in the operating expenses.
