Abstract

ABSTRACTStreet vendor problem in Bogor City has been a part of development agenda priorities since 10 years ago. But its arrangement has not been implemented optimally. For instance, there are some areas which are not arranged yet, as on Jl. Dewi Sartika. The characteristic of street vendors who choose strategic place which is passed by many people and close to central activities, needs a special arrangement strategic. Therefore, Bogor city becomes a comfortable city as people hope. Based on SWOT and AHP analysis, other prioritized strategies are: street vendor policy review (0.350), improving Government and street vendor partnership (0.267), facilitating business space and business safety (0.218) and optimizing city infrastructure and facility (0.165). Namun pengaturannya belum dilaksanakan secara optimal. Misalnya, ada beberapa daerah yang tidak diatur lagi, seperti di Jl. Dewi Sartika. Karakteristik PKL yang memilih tempat strategis dimana dilalui oleh banyak orang dan dekat dengan pusat kegiatan, membutuhkan strategis pengaturan yang khusus. Oleh karena itu, Kota Bogor diharapkan dapat menjadi kota yang nyaman bagi masyarakat dan pengunjung kota Bogor. Berdasarkan analisis SWOT dan AHP, strategi prioritas adalah: tinjauan kebijakan PKL (0,350), meningkatkan kemitraan Pemerintah dan penjual jalanan (0,267), memfasilitasi ruang usaha dan keselamatan bisnis (0.218) dan mengoptimalkan infrastruktur kota dan fasilitas (0,165).Kata Kunci: PKL, Kota Bogor, Strategi, Peraturan

Abstract

The purposes of this study were to determine fair share value, to analyze the factors that influence undervalue and overvalue, and to determine the best valuation method. This study made valuation using real options method and free cash flow to firm method. The results of partial logistic regression on Free Cash Flow to Firm showed that tenor variable and equity variable had positive and significant effects, while dummy variable had a negative and significant effect. In the real option model, tenor variable and implied volatility variable had positive and significant effects, while sheets of share variable had a negative and significant effect

Abstract

This article reported risk preferences and the consequences on tobacco farming in Pamekasan.  Frontier production function model with heteroskedastic error structure estimated by maximume likelihood estimation developed by Kumbhakar  was adopted to  analyze the goals.  This model can capture the effect of risk preference on input allocation, inefficiency and productivity.  Four hundred fifty samples were drawn by cluster sampling method.  The results show that risk preferences were not depended on agroecosystem and farming system, but they were determined by farm size.  Most of the farmers prefered to avoid production risk.  The consequences were input allocation under optimum condition, technical and allocative efficiencies at a low level, and depleted productivity.   Key words: productivity, production risk, risk preference, inefficiency

Abstract

This research is aimed to analyze the prospect of small-medium bakery industry, especially that is located in Bogor. The small industries generally still have the same problem when they need credit from the bank for their investment. This research will analyzed these small industries by doing a case study in Elsari Brownies and Bakery Bogor. There are four investment criteria to be calculated or analyzed. They are NPV, IRR, B/C ratio and PBP. The results show that the values of four investment criteria are positive i.e. NPV value and IRR value respectively is Rp113.236.973 and 66.81%, meanwhile B/C ratio value is 1.45 times and Payback Period is 31.69 months. But at normal/liquid condition which there is no wasted product causing by sales return, the analyses result show that to invest in this industry is very reasonable. At that condition the value of NPV is Rp267,157,761, IRR value’s is 132.35%, PBP is 18.4 months and B/C ratio is 2.21 times. As the results of sensitivity analyses, the decreasing of brownies sales factor has significant effect rather than the influence of the increasing of brownies raw materials price factor. But if both factors are happened at the same time, it will cause worst effect than if each factors occurred. The research is also to analyze the problems faced by the Elsari Brownies & Bakery industry. Firstly, the questionnaires are given to Elsari brownies customers. The result shows that 60% of respondents feel to be satisfied enough with this product (Elsari brownies) and 36% of respondents are satisfied with this product. 74% of respondents said that the brownies price is cheap enough and 50% of respondents say that this product is delicious enough. Finally, the SWOT analyzed is to be done. The Internal-External Matrix shows that this industry is in fifth cell. The result recommends the Elsari industry to do the hold and maintain strategy. The appropriate strategies for fifth cell are market penetration and product development. Elsari should do the following strategy for market penetration: widening market network into well known-food restaurant and tourism places that located at outside Bogor as marketing main target, by making relationship with existing counters at those places or build a new branch. The appropriate strategy for product development is making more ‘broker’ product.   Key words: investment criteria, sensitivity analyses, strategy

Abstract

Generally, small and medium scale industries  (SMI’s) are individual enterprises or a factories which is closed in operating the enterprise by just relying on very limited equity. To sustain the development of the enterprise needs a credit from a bank which is one of the important  source funds of the working of capital for the developing investment capital purchasing of goods capital. In general, the aims of the research is to know the requirements to obtain the credit on a special scale (1) Studying internal and external factors which influence the development of the PT AFI enterprise; (2) Analyzing the development enterprise plan and the importance source of the funds from outside in the form of investment credit for increasing the production capacity of PT AFI. Collecting data is conducted by a direct interview with an entrepreneur to look at the process and management policy. In reaching the work of internal factors; (1) general aspects, (2) management aspects, (3) production aspects, (4) marketing aspects, and (5) financial aspects. Where as the analysis methods which are used are: (1) financial analysis: a. liquidity ratio, b. leverage ratio, c. activity ratio, d. rentability ratio, and e. coverage ratio; (2) scoring investment by using the method: a. payback period, b. net present value, c. internal rate of return, and d. profitability index. External data which support the development of the enterprise obtained from the result of the research which covered laws, president instruction, regulation from the government institution that is Bank Indonesia and reading materials, for example, literature, report, internet and the result from scholarly paper.  Based on the result of the research showed external factors, for example increasing capacity of people’s purchasing because of price increase of oil  cost had begun to decrease and the market opportunity still opened because the feed requirement is still big. Internal factors showed positive development. They are: (1) Financial analysis which is based on the result of selling data for the last five years, it obtained financial prediction, they are among other: a. liquidity ratio 2,23 times complied with minimal requirement, b. leverage ratio 2,01 times, complied with maximal requirement, c. activity ratio showed positive trend, d. rentability ratio showed positive trend, and e. coverage ratio showed positive trend; (2) Whereas based on the scoring the result obtained, they are: a. payback period 4 years 3 months, b. net present value > 0, meaning the proper project, c. internal rate of return > rate of return meaning proper project, and d. profitability index > 1, meaning feasible project. Whereas based on the sensitivity analysis assuming that the sale decreased 10%; production decreased 10% and the general sale cost and administration increased 2%, turning out that it hasn’t influence the project feasibility sensitivity yet. All this condition will certainly  become positive value for a bank which in conducting its enterprise requires a risk management application so that it will operated more prudential, especially avoiding the payment failure risk from counterparty. Abstract

Open University (UT) is the first university used distance learning systems. Therefore, some important aspects that must be possessed by students in this learning system is the desire and ability to learn independently, and then motivation to progress and develop. Distance teaching and learning process is basically addressed to the readiness and motivation of students to study independently. This study uses two-factor theory of motivation namely intrinsic and extrinsic motivation. Therefore, in facing the problem of student motivation, UT needs to provide excellent service to support and motivate the student. To achieve an excellent service UT must have certain skills in human resources. Based on the existing problems, the purpose of this study were to analyze the affect of intrinsic motivation, extrinsic motivation, and excellent service toward the satisfaction of a student graduate at Management Study Program, Economic Faculty of Open University. This study used crosstabs and multiple regression analysis.  From the analysis showed that significantly the affect between intrinsic motivation, extrinsic motivation, excellent service, and dummy variable of graduation period, and education level.   Key words:  intrinsic motivation, extrinsic motivation, excellent service, student graduate satisfaction

Abstract

South Kalimantan is a province with large dryland area.  This potency can be used for maize cultivation that will contribute to national maize production and play an important role as import substitution.  One of the major problems in maize cultivation is its low productivity that might be caused by its low efficiency of input use.  The objectives of this research are (1) to estimate factors influencing maize production and to analyze dryland farming efficiency, both in technical and allocative efficiency of dryland farming, and (2) to analyze dryland maize farming competitiveness in Kabupaten Tanah Laut, South Kalimantan, and the efficiency effect to its competitiveness.  The methods used are the stochastic frontier production function and the dual frontier cost function for the first objective, and criterion of private cost ratio and domestic resources cost ratio for the second objective.  The results showed that land, seed, organic fertilizer, P-fertilizer, pesticide, labor and land treatment significantly influence production.  Generally, the farmers at research area have been technically efficient but allocatively inefficient. In order to increase economic efficiency, reduction in N-fertilizer is suggested.  The maize commodity in Kabupaten Tanah Laut is profitable and has competitive and comparative advantages.  The increasing of allocative efficiency will increase the competitiveness.   Key words: dryland maize farming, efficiency, competitiveness

Abstract

This research interests to analyze factors affecting the organizational culture and job satisfaction and how far it affects the organizational commitment of the administrative staff of Indonesia open university (UT). This research uses a sample of 150 administrative staff in the main office to represent the entire class based on the existing population by using stratified random sampling method. Data obtained were analyzed by using structural equation modeling (SEM) with the help of LISREL 8.30 software. SEM analysis results reveal that the factors influencing the UT’s organizational culture are leaders appreciate ideas, accommodate ideas and suggestions, good ideas are not always responded by the top level for the leaders are not close enough to employees, institutions award when problems solved, leaders receive wise advice, institutions specifically encourage improvements in the workplace, and expects to increase and practice the valid work unit procedures. The factors that influence the job satisfaction in UT are being satisfied with the remuneration paid, promotion opportunities, praise, leaders’ skills, leaders’ assertive acts, the work environment, and coworker relationships. Organizational culture and job satisfaction have directly and significantly positive effect on organizational commitment of the UT’s administration staff. These findings indicate that the more adaptive organizational culture and the higher job satisfaction, the higher organizational commitment for UT’s administrative staff.   Key words: organizational culture, job satisfaction, organizational commitment

Abstract

The food industry is generally growing with the increase of production capacity is the addition of engine capacity, the addition of human resources caused by the existing production capacity is not sufficient. The purpose of this study were to (1) analyze the feasibility of trading; (2) analyze and evaluate the factors that affect the internal and external business continuity trade; (3) Recommending priorities marketing strategies. The method of collecting the data in this study were collected through observations and interviews. Feasibility study with the financial ratio approach, such as PBP, B/C Ratio, NPV and IRR. The data obtained were analyzed by using the matrix IFE, EFE, IE, SWOT and QSPM. The result of the financial feasibility analysis shows that the PBP for 2.3 years (approximately 27 months), net B/C ratio of more than one (1.75), at a discount rate of 9.2% obtained a value of Rp747.79 millions positive NPV, IRR amounted to 33.60% higher discount rate as required by 9.2%. This indicates that PD snack business. Sinar Berlian financially feasible. Results of identification and evaluation of the factors of strategy, IFE values obtained at 2.776 and 2.677 for the value of EFE. The combination of these two values in the matrix indicates that the marketing strategy lies in the quadrant of the five, namely the growth and stability. The strategies that can be run, ie market penetration, product development and market. Based on calculations derived QSP matrix of the most attractive strategy to be applied is Marketing Aspect which is expanding market share in major Indonesian cities by utilizing the media campaign

Abstract

The objectives of the research are to analyze some factors considered by a small enterprises to access banking facility, to study the influence of the attitude toward the behavior of small and medium enterprises (SME’s) in Kredit Program Kemitraan BNI, to analyze the product image of Kredit Program Kemitraan BNI from the point of view of a customer and a businessman, to determine some market segmentation strategies for Kredit Program Kemitraan BNI. The result of research showed that the factor influenced businessman in making relationship with banking were as follows: time effectiveness, privacy, accessibility, low interest rate, transaction, the safety of the money, service excellent and business consultation and accessibility easiness. The research results showed that from 100 respondents of SME’s, 58 of them responded with very positively, 21 of them with positively, 18 of them neutral and 3 of them responded negatively. However, based on product image analysis, Kredit Program Kemitraan BNI did not meet  BNI’s expectation. The implementation of market segmentation strategies expected by BNI, concerning the product is by product focus, dealt with price is by keeping low interest rate, and regarding the distribution is by looking for good location, deregulation and procedure, and regarding the promotion is by advertising.   Key words: SME’s, Kredit Program Kemitraan, Market Segmentation
